Maybe — it depends on three things: (1) are you in Thailand 180+ days a year, (2) when was the money earned, and (3) what type of money is it. Old savings (pre-2024), capital you already had, gifts and loans are generally not taxed when remitted. Foreign income earned from 2024 onward can be.

Since 1 January 2024, if you are a Thai tax resident (in Thailand 180 days or more in a calendar year) and you remit assessable foreign income into Thailand, that income can be subject to Thai personal income tax — no matter which year you earned it, except income earned before 1 January 2024. Money that is not "income" — such as your existing savings/capital, a gift, or a loan — is generally outside this rule.

This is the first gate. Count your days physically in Thailand in the calendar year (1 Jan–31 Dec). Reach 180 days and you are a tax resident for that year; stay under 180 and the remittance rule does not apply to you for that year. Many part-year visitors and snowbirds simply stay under 180 days.

In practice, many foreign condo buyers fund the purchase with pre-2024 savings or capital, which keeps it clean — but you should be able to document where the money came from and when it was earned. Keep statements and records.

Note: remitting funds in foreign currency through a bank for a condo also gives you the FET form ("Tor Tor 3") you need to register foreign-quota ownership — a separate requirement from tax.
The proposed 2025–2026 reliefข้อเสนอผ่อนผันปี 2025–2026
In June 2025 the Revenue Department proposed a two-year window: foreign income earned from 2024 onward would be exempt if remitted within two tax years (e.g. earn in 2025, bring it in by end of 2026 = no Thai tax). As of early 2026 it is still a draft awaiting Cabinet and Council of State approval. Do not rely on it until it is officially enacted.

Thailand has double-tax agreements with many countries (the US, UK, most of the EU, Australia and more). Tax you already paid at home can often be credited against any Thai tax, so the practical bill is reduced or zero. The outcome depends on the specific treaty and income type.
